1201 Keosauqua Way, Des Moines, IA 50309

 This unique, historic, rug factory is was converted into a mixed-use office and retail space for lease. Originally built over time between 1910 and 1928 and run by accomplished 20th century businesswoman, Emma Owens Ferrington, the complex remained largely untouched until 2020. Historic finishes were preserved and restored while modern amenities were added with construction completed in December of 2022.

730 South 29th Street, Fort Dodge, IA 50501

Opening in 2018, the industrial development quickly became the market leader in self storage. The state of the art construction includes both climate controlled and traditional storage. The project has been built in four separate phases that currently sits at 43,500 square feet on 5.43 acres with room for expansion. Black Swan is currently permitting another 20,000 square feet of storage for the development.

134, 136, & 138 Main Street, McGregor, IA 52157

 Built in 1866, the Masonic Block is a three story historically significant complex that has contributed to the historic fabric of McGregor. However, after decades of disrepair, the nearly 15,000 square foot building was in desperate need of a major renovation to help bring the structure into the 21st century. The 1st floor was turned into three commercial/retail suites with 11 modern housing suites on the upper two floors.  The complex was completed in December of 2023.

Lincoln Way

Sitting on 4.07 acres on prominent old Lincoln Highway on the western gateway of Marshalltown, this modern self storage facility opened its doors in July of 2023. Phase I had nearly 20,000 square feet of both conventional storage and climate controlled drive up units. Phase II started in the fall of 2024 with an anticipated completion date of another 20,000 square feet of non-climate controlled storage in the summer of 2025. Phase III will feature two multistory buildings and add another 35,000+ square footage of storage to the site.
